What our fees include:
- Obtaining from the existing lender redemption statement and title deeds
- Investigating the Title, commissioning relevant searches or arranging Search Indemnity Insurance
- Complying with requirements of the current and new lenders
- Arranging for execution of relevant mortgage documents
- Obtaining final redemption statement
- If applicable, raising enquiries with the Freeholder as to the registration of the Charge
- Completing mortgage, redeeming existing mortgage and registering new mortgage at the Land Registry.
Our fees do not include:
- Any advice on SDLT planning, CGT or other tax issues
- Advice on the valuation of the property
- Advice on the suitability of your mortgage or other financial arrangements
Factors which may increase our fees:
- If there is more than one existing charge to redeem
- If the existing or new lenders instruct their own solicitors
- If we have to deal with lenders’ requirements if transaction is partly funded from gifts
- If any Transfer of Equity is also involved in the mortgage
- If any unexpected matters arise.
