Additional costs
You will be responsible to pay the following additional costs in relation to your transactions:
- Searches
- Stamp Duty Land Tax as per HMRC calculator
- Land Registry fee as per the Land Registry scale
- Notice of Assignment and/or Notice of Charge
The following is a brief list of the key stages involved in a purchase:
• Onboarding you as a client of the firm, carrying out checks on your identification. Taking your instructions and providing you with initial advice
• Checking that your finances are in place to fund the purchase and contacting the lender’s solicitors (if separately represented) or checking your mortgage documents if we are instructed on a dual-representation basis (where we act for both you and the lender – this is quite common in most residential conveyancing matters)
• Receiving contract documentation and advising you on it
• Carrying out the relevant searches
• Obtaining any relevant planning permissions or other documents revealed in the local search or requesting these from the seller’s solicitors
• Making any necessary enquiries of the seller’s solicitors
• Reviewing the conditions of your mortgage offer
• Providing you with advice on the documents received by the seller’s solicitors including replies to standard enquiry forms.
• Arranging for and providing you with the documents needed for signature which include the Contract, Mortgage Deed, amongst other matters.
• Exchanging contracts once you have instructed us to do so and notifying you when this has happened
• Carrying out pre-completion searches at the Land Registry
• Arranging for all funds required from your lender and from you
• Completing the purchase on the completion date
• Dealing with the submission of the Land Transaction Return to HMRC and paying the Stamp Duty Land Tax due
• Serving notice of transfer/charge on the managing agents/landlord to advise them that you are the new owner
• Dealing with the application for registration at the Land Registry
Timescales
Every transaction is unique and how long the process takes from your offer being accepted until you can move into your new home will be dependent on a number of factors. Even if a transaction is seemingly straightforward, there are some factors to consider for example, if you are in a chain of transactions (there are related sales and purchases by the parties selling to you for instance) you could find that you have to wait for other parties in the chain to be ready. Therefore, it is impossible for us to say with certainty exactly how long your transaction will take, but we will endeavour to make sure that your transaction completes as quickly as possible whilst ensuring we have carried out all the necessary due diligence.
As a rough guideline and assuming that there are no particular issues arise, the average timescale would be somewhere in the region of two to three months. Our fee earners will be in a better position to comment on likely timescales the further the matter progresses.

Our fees for residential conveyancing services are subject to VAT at the prevailing rate which is currently set at 20%. The figures provided on this website included VAT unless otherwise stated. Please note that the total cost of our services will include VAT, disbursements and any other applicable fees as mentioned above, which will be clearly itemised in our engagement letter.
